Today, we will review The LakeGarden Residences which is a 99 year leasehold development at 80 and 82 Yuan Ching Road.
It sits on the former Lakeside Apartment which was sold en-bloc to Wing Tai for $273.89m
The site has a land area of 12,465sqm and a plot ratio of 2.1. It comprises of 306 units of 1 to 5 bedroom residences and 4 penthouses spread over 2 towers of 19-storey.

Sales to date
Launched in August 2023, it sold 71units or 23% with a average price of $2,120psf. As of now, it sold about 38% or 116 units. According to the developer, 73% of the buyers are Singaporeans with PR making up 25%. The most popular unit types is the 2 bedroom.
Majority of the buyers are families and upgraders living in the Western part of Singapore.
Location of The LakeGarden Residences

A big selling point of the development is its location. Aside from being the very few who has direct frontage with the Jurong Lake Gardens, it is also situated within the Jurong Lake District which is undergoing major development.
If you go to the actual site, it is a wonderful feeling to live right next to the 90 hectares of green zones and recreational area.

The entrance to the carpark is nicely tucked away in a corner away from the towers.
