Sora
is the upcoming development on the former Park View Mansions that went enbloc in July 2022 to a joint venture comprising CEL Development,Singhaiyi and TK 189 Development.
CEL Development is a wholly-owned subsidiary of SGX listed Chip Eng Seng Corp.
Incidentally the joint venture partners were awarded the enbloc site of Peace Centre and Peace Mansion.
Location
Located at the Junction of Japanese Garden Road and Yuan Ching Road, its neighbour will be the Lake Garden Residences by Wing Tai Holdings which sold 23% on its launch in August 2023 with a average price of $2,120psf.
Based on Google Map, the approximate travelling time will be
6mins drive or 16mins by bus 154 to Lakeside MRT
8mins drive or 20mins by public transport to Jurong Point
9mins drive or 18mins by bus 49 to Westgate
25mins drive or 1hour by public transport to Orchard Ion
26mins drive or 52mins by public transport to Raffles Place

The site is 191,972sqft and will be redevelopment into 4 blocks of up to 20 storey with 440 new homes.
The expected TOP is June 2028.
The price translates to a land rate of $1,023 psf ppr which includes a differential premium to maximize the development's plot ratio of 2.1 and to top up the lease back to 99years with effect from 30th August 2023.
The side facing Yuan Ching Road will be direct west sun. However with the positioning of the blocks as with Park View Mansions and the Lake Garden Residences, direct west facing units should be quite minimal.
The premium facing will surely be the one facing Jurong Lake. The unblocked views will be beautiful.

It is my view that size matters. For buyers who are interested in LakeGarden Residences, they should consider waiting to have a look at Sora as the land size is much bigger and Sora has 440 units versus 306 units there.
