Watten House: A Sneak Peek into the ultra luxurious development by UOL

Watten House is a freehold development that is within 1km to Nanyang Primary and Raffles Girls Primary School. It is 600m away from Tan Kah Kee MRT and has a sizeable area of 20,461sqm. It is among the biggest in a landed enclave where sizeable land is not easy to get.


UOL has elected to make it into a ultra luxurious development with 180 units 3 to 5 bedrooms to penthouses with larger floorplans.


Their target audience are the affluent who can afford the higher quantum from the larger unit sizes. As a example, the 4 bedrooms is 1851sqft while the typical 4 bedrooms in other developments may be between 1,300sqft to 1,600sqft.


Judging from the 100% sold developments at Meyer House and 15 Holland Hill, this is a formula which has worked well for UOL


In essence, freehold status, within 1km to top schools, prime Bukit Timah,large units in a sizeable developments are the main selling points of this development.


On top of that, it is elevated on top of a hill which allows the outer facing units to enjoy unblocked views on higher floors.

A significant portion of buyers who attended the private preview are interested as it is within 1km to Nanyang Primary and Raffles Girl.


According to Google Map,

  • Watten House is about 18mins walk or 6 mins drive to Nanyang Primary

  • Watten House is about 9mins walk or 2 mins drive to Raffles Girls

With the proximity to secondary, JCs as well as Polytechnics along the Bukit Timah stretch,a child is well covered for all their educational needs. With the upcoming Cross Island Line at King Albert Park MRT(2 stops away), a child can also easily reach NUS.


Watten House is about 12 mins drive to Orchard Road or 5 stops away by MRT

The layouts for all unit types are squarish with no odd shape which is good.


For the 3 bedroom+Study to 5 bedrooms, the developer(subject to approval) is open to opening up the bedroom beside the living room so that residents can enjoy a bigger living room at no extra cost.

There are also 8 unique penthouses(duplex) that offers 6 to 7 bedrooms. They are located on the top floor of various stacks.


The most unique feature is on the upper level where it will have a bonsai tree to create a separation between the master bedroom and living room.

Based on the developer's indicative price at the moment, the outer facing units command a higher prices. This is probably due to the views it enjoys especially on the higher floors. Along the playground, there are also some old trees which I feel will provide a nice shade plus greenery.


With the exception of stack 21,22,35 and 36, the remaining units will largely be non direct west sun facing.

My personal view

The development is not likely to sell out at launch as it is still a high quantum development where the lowest quantum itself will be around $3m.


The large units will be attractive to buyers who find other luxury development too small.


Even though prices will start from $3m, it is lower than the largely landed housing that is within 1k of Nanyang Primary and Raffles Girls Primary which is definitely a key selling point of the development.


There will also be buyers who are keen on this development so that they can be closer to family staying in the area.


My personal sense is that the developer is confident of this project.
