Just a quick summary of J'den
J'den is a 99 year integrated development with the Jurong Lake District area on the former Jcube's location.
With J-Walk, the elevated sheltered network than spans 4 km linking key landmarks, current and future MRT lines, the bus interchange and the upcoming Jurong East Integrated Transport Hub.
There is also a 15km dedicated cycling path network that not only enhances safety but also improves connectivity within the car-lite district.
Reasons why iJ'Den sold 88% at launch.
Location
Jurong is a major hub where many Singaporeans are employed around. Naturally they will want to find homes near where they live.
Integrated developments also have a good track record of being profitable. And why not? The next time we visit a Mall, just imagine being about to take a lift up to your own home.
Functional Layouts
A key determinant of whether a project will sell out or its resale value comes down to how functional its layout are. Odd shapes may make a facade looks good but a good old squarish layout is still the best for daily living.
Shortage of Supply
The last major launch in the area will be the 738 units Jurong Gateway and that is a long time ago in 2013. The fact that it sold out in a day shows that there is strong demand for homes in the Jurong Lake District.
In the case of J'Den, it is even more attractive as it is directly connected via J-Walk and will be much newer when it is ready.
Upcoming Catalyst for Price Appreciation
There is the future Jurong Region Line and Future Cross Island Line. At the same time, we have the potential revival of the High Speed Rail to Malaysia that is currently considered.
Of course, there is also the Jurong Lake District Masterplan which is explained here.
