A review of the Continuum Post Launch.

The Continuum is a 816 units freehold residential development at Thiam Siew Avenue in the coveted Katong of Singapore in District 15(Rest of Central Region).
At this point of writing, It has sold around 43%.

Overview of The Continuum and the key selling points
If the development can be summarized in a few world, it will be a mega freehold development in District 15 that is within 1km of Kong Hwa.
Big freehold developments in highly coveted areas such as Katong are hard to find and usually comes about when there are rare opportunities to amalgamate several neighbouring plots of land.
In this case, it is through the enbloc of 22 freehold pre-war semi-detached and bungalows on both sides of Thiam Siew Avenue.
Buyers in District 15 tend to lean towards freehold and big developments are in my opinion, a better choice for personal enjoyment and capital appreciation.

Units are largely North South facing. The tennis court and half court basketball court is nearly tucked away at the corner where Blk 2 is.
The benefit of a bigger land area is scale. It is best illustrated in the swimming pool total area which I believe is greater than if it has been 2 developments that splits the total 816 units in half.

1 Bedroom + Study
is 560 sqft. The kitchen can be enclosed and a unique feature is that there is a storeroom.
It is possible to combine the study with the Master Bedroom as the wall separating them is not load bearing.
2 Bedrooms(667sqft) and penthouse(807sqft with loft space)
It is a dumbbell layout with 2 bathrooms. The kitchen can also be enclosed. There is a type B2-G where it may be harder to do so.
2 Bedroom + Study
is 700 and 721sqft. This is the first floor unit with PES space that can open up to the outside.
3 Bedroom
comes in 872 sqft and 947sqft. The 947sqft has a window in the bathroom while the 872sqft has a minimal hallway.
3 Bedroom Premier
is 1,066sqft and 1,087sqft. It comes with a household shelter and a yard and WC. Both bathroom have windows.
3 Bedroom + Study
has 1,227,1,238sqft and 1,249sqft options.. It has private lift,storeroom and yard. Interestingly, there are 2 storerooms of which one can potentially be converted into a helper's quarters. For the ground floor unit, there is a door to the outside.
The study can be merged with the living room.
4 Bedroom
has 1,227sqft,1,270sqft and 1,292sqft options. It has wet and dry kitchen, household shelter that can be a household shelter.There is no private lift.
4 Bedroom Premier
is 1,690sq ft. The difference with the 4 Bedroom is a separated Junior Master bedroom,private lift and powder room as well as being much bigger.
5 Bedroom
is 1,905sqft. There is private lift.
Developer
The developer for The Continuum is Sunway Developments and Hoi Hup Realty which have worked closed together on other projects. Notably Ki Residences in Sunset Way and Parc Central in Tampines.
Summary of The Continuum
Personally I think leasehold has a slight edge when it comes to overall profitability. For freehold lovers, a mega development in a prime part of Singapore is rare.
