The land parcel, bounded by Zion Road to the west,Kim Seng Road to the east and Havelock Road to the south, is situated at the doorsteps of the Havelock Road MRT.

Mixed Development with commercial at 1st floor, Childcare centre and Serviced apartments

The Zion Road GLS shall be developed for residential use, comprising a mix of flats and Serviced Apartments II (SA2) units with commercial use at the 1st storey to provide local amenities to serve existing and future residents and contribute to the vibrancy of the area.


The Land Parcel is to be developed for Residential development with Commercial at the first storey. The maximum permissible Gross Floor Area (GFA) for the proposed development is 85,551 m2, and subject to the following conditions:

a. A minimum GFA of 54,000 m2 shall be for Residential use as flats.

b. A minimum GFA of 20,000 m2 shall be for Serviced Apartments II (SA2).

c. A minimum GFA of 600 m2 shall be for Early Childhood Development Centre (ECDC).

d. A minimum GFA of 1,500 m2 and not exceeding 2,400 m2 can be developed for the following Commercial uses:

i. Shop and/or Restaurant use (including Outdoor Refreshment Areas (ORAs), if provided); and

ii. Any other complementary commercial uses (except offices) such as commercial school, medical clinic, fitness centre, gym, etc, as may be approved by the Competent Authority under the Planning Act (Cap. 232).


It has a gross plot area of 5.6 and a estimated site area of 1.52 hectares. This will allow for a estimated 1,170units on the 99year leasehold land.

Building Height

There is a low rise zone with a maximum height of 4 storeys and a high rise zone with a maximum height of 36 storeys. It is encouraged to have sky terraces integrated into the development.


Havelock MRT

The Havelock MRT is to be fully integrated into the development.
